Our Firm has had significant impact and involvement in the rent control arena. We have successfully negotiated and drafted the necessary documentation to effectuate permanent vacancy decontrol in certain municipalities. In addition, we have participated in the drafting of amendments to rent control ordinances.

We have the expertise in defending complaints filed by tenants before local rent control boards alleging overcharges in rent, diminution in services and habitability claims. We have successfully handled hardship applications where our clients were not receiving a just or fair rate of return in the operation of their multi-family properties.

Our Firm has a proven track record in obtaining capital improvement surcharges from local rent control boards on behalf of our clients. In situations where our clients have been improperly denied the requested surcharges, we were successful in challenging those decisions and having them overturned by the trial and appellate courts.
